Putting the faith back in finance ? Acumen Fund Blog

Today, we live in an environment where trust in financial institutions? ability to bring capital to its most effective use has eroded. It would be an understatement to say that people have lost faith in finance. From the subprime mortgage debacle to the collapse of Lehman Brothers and the recent LIBOR fixing scandal, finance is a much derided industry. ?Banker bashing? is all too common, with one particular financial institution even being referred to as a ?giant vampire squid,? underlying people?s disgust towards the behavior of financial institutions and their focus on maximizing profits without any regard for the consequences.

Risk transfer and risk mitigation is the modus operandi of most financial institutions. This is particularly true in the case of debt financing, where the borrower or entrepreneur bears most of the risk while the investor expects to be compensated with a high interest rate while having security over the borrower?s assets in case of default. ?Risk sharing? does not really register in most investors? vocabulary.

Source: nation.com.pk

Can a case be made for finance based on risk-sharing principles? One solution could be faith-based finance. Charging ?usury? or ?interest? is prohibited in all Abrahamic faiths, though there are varying definitions of what really constitutes usury among the different faiths and sects. In theory, both Judaism and Christianity are against exploitation through charging interest but formalized mechanisms and institutions to provide equitable alternatives to borrowers have not been established.

Alternatively, Islamic finance has established clear alternatives to the exploitative nature of charging interest. It goes a step beyond banning interest by also prohibiting speculation or investing in businesses which are deemed socially harmful (gambling, alcohol, weapons manufacturing, pornography, etc). Islamic finance emphasizes the concept of risk sharing, where the borrower and the financier work together to grow the business and share the profits. Being a relatively new phenomenon, the first Islamic financial institutions emerged in the 1970s in the Middle East and have now spread to major financial centers globally with over $1 trillion in assets. Even though it has achieved significant success, the industry has had its share of problems, with below par performance being the subject of great debate.

Despite these debates, one of the key successes of Islamic finance has been that the ethical nature of financing has attracted a considerable number of non-Muslim customers, as has been witnessed in Malaysia where over 50% of Islamic bank customers are non-Muslims.

Islamic finance shares much in common with impact investing in terms of its goals of poverty alleviation and equal wealth distribution. It should be a welcome addition to the impact investing landscape. Acumen Fund has already provided financing on a Musharakah (profit sharing) basis to one investee. Leveraging these Islamic modes of financing also has the potential to unlock large pools of capital from Muslim countries (where Islamic financial institutions and philanthropists are unable to make interest-based investments).

The success of Islamic finance and its acceptance with non-Muslims bodes well for the further development of socially responsible investing. Maintaining an ethical foundation while sharing risk between investor and entrepreneur will benefit all mankind, not just those of a particular faith.

In a time when capitalism?s unbridled excesses have been laid bare, it is time to ask:

How do we put the faith back in finance?

Nokia's new Windows Phone NFC writer app gives props to Google+

Google+ on Nokia

How do you know you've started to make it as a social network? When Nokia, that misfit manufacturer that's keeping Windows Phone alive one Lumia at a time, adds Google+ to its new NFC tag application.

Our pals at WPCentral have the scoop on this one, but the gist is that you can create a tag to a Google+ link. Say, to the highly popular +Android Central page. That's a good sign for ye olde G+.

Is Microsoft Working on a Surface Mini?

Microsoft SurfaceJust because Microsoft?s first Surface devices shipped with 10.6-inch displays doesn?t mean the company is wedded exclusively to the large tablet form factor. In fact, it almost certainly isn?t. During his appearance at the Goldman Sachs Technology and Internet Conference on Wednesday, Microsoft CFO Peter Klein said the company is ready, willing and able to bring a range of new form factors to the mobile device market. It?s ready to go smaller, with a device akin to the iPad mini. And it?s ready to go larger, as well. And whether it chooses one route or the other ? or both ? will likely be determined by the consumer. ?We?re set up for that,? Klein said of extending Windows to devices of varying size. ?The notion of flexibility and scalability of the operating system is intrinsic to our strategy.? Specifically, Windows 8 and Windows Phone 8 share the same kernel.

Sony News - Aliens: Colonial Marines bursts onto PSN today with Plus discount

Heres the latest news from the PSN Team:

It?s a great privilege to be able to finally confirm what many of you have been hoping for; the release of Aliens: Colonial Marines on PS3 via PlayStation Store.
As of today you?ll be able to join the fight against the Xenomorph infestation. The game will cost £49.99/?59.99, but PlayStation Plus members can download the game with a 20% discount (offer available for two weeks only).
Created by Gearbox, the hugely talented and award-winning developer of Borderlands and Brothers In Arms, this first-person shooter is steeped in the eerie, claustrophobic and terrifying atmosphere that made the Aliens films successful worldwide. You and your friends will become the most badass military outfit in the galaxy ? the US Colonial Marines.

To give you a bit of spiel about the game?s story; 17 weeks after losing contact with Hadley?s Hope, a new team of Colonial Marines returns to LV-426. The rescue mission becomes a battle for survival against new dangers, new enemies and new species of Xenomorphs (for those of you eagle-eyed enough, you will have noticed that the game?s storyline is a direct continuation from Aliens the movie).
You?ll play as Corporal Winter who, along with the help of your fellow squad members Sergeant Cruz, O?Neal, Bella and Reid, needs to establish what went wrong on the USS Sulaco, find out if there are any survivors left on LV-426 and make it back to the USS Sephora alive. Not as easy as it sounds considering the swarm of Xeno that are trying to eat your face off!
Not only does the game come with all the authenticity of the Aliens franchise and a vast array of classic Marine weaponry (including pulse rifles, motion trackers and flamethrowers) but the game features drop-in/drop-out co-operative gameplay, so you don?t have to face the Xeno menace alone if your nerves can?t take it!

On top of the main campaign story there is also an expansive competitive multiplayer on offer, with four different modes (Escape, Survivor, Team Deathmatch and Extermination). This range of modes provides an innovative, asymmetrical competitive multiplayer experience, allowing you to fight in first person as the ultimate badasses ? the United States Colonial Marines ? or in third person as the universe?s deadliest killers ? the Xenomorphs.
I?m especially looking forward to skulking my way round the multiplayer maps looking to pick off lone Marines one by one!
You?ll be plunged into familiar and new environments from the iconic film franchise, and all players will have to fight the fear and face the true horrors of the Aliens universe!
Finally, I?d like to mention the Season Pass that?ll be released alongside the game on PSN; customers who purchase the Season Pass (£19.99/?29.99) will receive all four upcoming pieces of downloadable content, which will feature a new campaign as well as multiplayer content. The Season Pass will give gamers access to all four upcoming packs of DLC, as they become available, at almost 40% savings over the individual purchase of the content.
Hopefully you?re all as excited about this game as we are, and I really look forward to seeing some of you online for some multiplayer carnage ? so you?d better stay frosty!

SunPower - U.S. Innovation Vs. Chinese Low Costs

Introduction

SunPower (SPWR) is the second-largest U.S. solar panel manufacturer after First Solar (FSLR). The company has a big presence in the downstream part of the solar supply chain, being one of the biggest residential and utility solar panels installers in the U.S.. The company makes the most efficient crystalline solar panel using a proprietary process, which is different from the production process used by the majority of the Asian solar module producers. The company, which went through tough times like the rest of the solar industry has shown a remarkable stock price increase in recent times. This has been due to the general market going up and a couple of huge deals signed by SunPower with Buffett-owned MidAmerican Energy. SunPower was spun off from Cypress Semiconductors in 2008 and a majority stake was bought by French oil giant Total in 2010. The company has benefited from the strength of its parent as it would have been bankrupt without Total support.

SunPower Positives

  1. Total backing - The biggest strength that SunPower has is the backing of its parent Total. Even as other big oil majors such as Shell and BP have retreated from solar energy, Total made a big bet on solar energy by buying a majority stake in SunPower. This eliminates the possibility of SunPower shutting down due to capital issues. A number of big western solar manufacturers like Solyndra and Q-Cells have gone bankrupt as they did not have the money to see through the downturn. Chinese companies like LDK Solar (LDK) and Suntech (STP) are surviving solely due to the government largesse.
  2. Strong downstream operations - SunPower has a big presence in solar integration, installation as well as third-party financing of solar panel systems. This has helped SunPower to fight cheaper Chinese competitors as it can sell its solar panels to its in-house system installation team.
  3. Utility and Government Strengths - SunPower has a long history of installing large megawatt size solar power plants for both government as well as private players. The company has developed strong relationships with customers and can showcase past experience to win big solar contracts. The recent win in selling the 579 MW solar farm to MidAmerican proves its expertise in this area.
  4. Innovation and Differentiation - SunPower is not only strong in solar panel innovation but has also introduced other solar products like solar trackers, which help in delivering lower LCOE (levelized cost of energy). The new project with MidAmerican will use the new 1 megawatt power blocks made by SunPower. The company has also been using CPV to increase the efficiency of its crystalline solar panels, which are reaching the upper limit of efficiency.
  5. Visibility of Long-Term Revenue - SunPower's utility deals have been the main reason why the stock has gone up from its 52-week low of $3.71 to its 52-week high of ~$10. Investors have liked the fact that almost 33% of its revenue forecast till 2015 is tied up in long-term deals. Even though the Q412 results were below expectations, the long-term visibility gave a big boost to the stock price.
  6. Cost Reduction - SunPower has managed to execute its cost reduction program with panel costs falling faster than ASPs in 2012. The company has eliminated extra jobs and capacity at its manufacturing facility in Philippines. It has partnered with AUO Electronics to reduce the capex requirements.
  7. Solar Trade Wars - SunPower is set to benefit from the solar trade wars that are going on between major trading powers such as the EU, the USA, India and China. With the U.S. already imposing duties on imports of Chinese-made solar panels, Europe is expected to follow soon. This will raise the prices of Chinese solar panels in these markets negating some of the low-cost advantage.

SunPower Negatives

  1. SunPower is becoming too dependent on North America - SunPower is becoming too dependent on the North American market, as Chinese solar panel competitors have captured the other markets. SunPower has almost no presence in China, which is going to be the biggest solar market in 2013 with ~25-30% of the global demand. Even in other parts of Asia, Africa and Latin America SunPower has not been able to win big deals.
  2. Cost Disadvantage - SunPower suffers from a cost disadvantage compared with other c-Si solar panel makers. Though the company has managed to cut costs sharply in the last couple of years by improving polysilicon utilization (4.2 grams/watt now) and improving efficiency, it is still behind its main competitors like Yingli (YGE) and Trina Solar (TSL) in terms of costs.
  3. Profitability visibility missing - SunPower has been making losses for the last 7 quarters as the industry has been mired in a massive over capacity situation. The company reported a bigger loss than expected in the recent 4Q12 results. The margins from the massive billion dollar deal with MedAmerican have not been disclosed, so we can't judge how the company's profits will look in the future. Solar Installation and EPC business generally has low overall margins (10-20% GM), so while big utility deals can provide a lot of revenue, the big profits are generally missing.
  4. Accounting issue in the past - We don't think it is a big risk now but investors should know that SunPower got embroiled in an accounting issue in the past. The stock saw a big hit at that point of time. However, we don't think the company with Total parentage should have any accounting issues now.
  5. Global overcapacity in solar panels - Despite a number of solar company bankruptcies, the global solar panel market remains heavily oversupplied. The Chinese government is not helping matters by preventing the bankruptcies of nonviable companies. The return to a healthy supply demand balance is taking much longer due to government intervention.
  6. Falling Marketshare - SunPower has lost marketshare as Chinese rivals like Trina Solar , Yingli Energy , Jinko Solar (JKS) have gained at the expense of western manufacturers such as First Solar , Solarworld etc. The company now gets most of its revenue from its home market.

Valuation

SunPower has a market capitalization of $1.2 billion, which is much higher compared with that of other Chinese solar companies with higher solar panel sales and market share. While the P/S of 0.5x and P/B of 1x is not expensive on an absolute basis, it is much higher compared with the rest of the solar panel industry. On a comparative basis, SPWR stock is not cheap but on an absolute basis, the stock is cheap and has potential to appreciate. However, for that to happen, the industry will have to return to a normal supply-demand balance.

Summary

SunPower is a complex investing case given the competing positives and negatives. However, the biggest advantage that SunPower has over other U.S. solar companies such as First Solar and Solar City (SCTY) is the backing by Total. The company might also be a beneficiary of the current trade wars, in which it will mostly be unaffected. SunPower is an innovative company and technology will become one of the most important differentiators in the coming years. We are not sure of First Solar because of its Cd-Te thin film solar technology, which we don't think is competitive anymore. In case of Solar City, we have found it to be overvalued with the segment having low competitive barriers. However, if you are looking into investing in a big U.S. solar company, then SunPower is your best bet. The stock has run up a bit too sharply in recent days. We would look to buy on pullbacks.

Africa Health Placements: Stethoscope

Africa has a severe shortage of doctors and other healthcare professionals. So Africa Health Placements sent a direct mail containing a pressure activated device to recruit foreign doctors to work in Africa. Once opened, a message prompts doctors to place their stethoscope on the device, this activates a pre-recorded MP3 that speaks directly to them. The audio for the ad was recorded at a low level so that it was only audible through a stethoscope. Turning something that every doctor possesses into an advertising medium to create the world's first stethoscope radio ad.

Chip Kelly talks up downtrodden Michael Vick, assistant coach hires despite Philadelphia cynicism

PHILADELPHIA -- Talk about a guy who's not afraid to rock the boat.

In his first big move as an NFL head coach, Chip Kelly on Monday riled up Philadelphia by sticking with Michael Vick -- an injury-prone 33-year-old whose best days seem behind him -- as the Eagles' probable starting quarterback. Then he talked up his offensive and defensive coordinators, Pat Shurmur and Bill Davis, whom he plucked off a deposed Cleveland Browns' staff that lost four more games last season than Kelly did in his four years at the helm of the Oregon Ducks.

There's healthy cynicism here about what a coach who has spent his entire career in the college game can create at the next level, much less with a quarterback with a penchant for turnovers. But Kelly insists that would be selling short Vick, the four-time Pro Bowler who reworked his contract to have another shot with the Eagles. Besides, he's not even promising him the starting job, saying former Arizona quarterback Nick Foles -- who started six games after Vick suffered a concussion last season -- also will have a shot.

"I think quarterbacks are a byproduct of their experience," Kelly said. "Some of the systems that they run, they don't ask him to get the ball out quick.

"I think he's got an unbelievable release," he said of Vick. "It's up and out and it's quick. I don't know what he's been asked to do in the past. But our job as coaches is to teach him to get the ball out quickly, because we have some playmakers on the offensive side of the ball that are going to flourish.

"But there is an open competition. Michael knows that. Nick knows that. Who the starting quarterback is to start the season off is going to be won on the practice field."

That's still months away and a lot can happen before September. But for now the Eagles, coming off a 4-12 season that will earn them the No. 4 pick in April's draft, will go against conventional thinking and let Vick and Foles battle it out.

Despite the fact Vick specializes in using his athleticism in the open field when he can't find a receiver, while the 6-foot-6 Foles is the classic dropback passer who seldom strays from the pocket, Kelly said he and Shurmur won't change the offense to suit their particular skills.

"I don't think it's two different systems," said Kelly, who is also thought to be bringing in former Ducks' quarterback Dennis Dixon off the Super Bowl champion Ravens' practice squad. "People try to look at what we've done in the past and where I've been and kind of paint it with one brush.

"But I don't think what we do offensively can be said in one or two words that we're either this or we're this. We're an equal opportunity scoring operation."

When the Eagles let Andy Reid go on New Year's Eve after 14 seasons, the thought was that Vick -- slated to earn $16 million under his old contract that he indicated he'd be unwilling to re-do -- would soon follow. But after meeting with Kelly and looking at the situation Vick reversed field, agreeing to essentially a one-year, $10 million deal, according to the Associated Press.

"What I look at is skill set, first and foremost," explained Kelly, who said he never promised Vick the starting job. "What he can do. How he can throw the football. How he can beat people with his feet.

"The one thing that attracted me to Michael after visiting with him, he's a competitor. I don't think he's afraid of anything, and he wants competition."

There's reason to believe if Kelly truly felt the younger, stronger-armed Foles could give it to him, Vick would be gone. Maybe that's why Kelly stopped short of guaranteeing both would still be wearing green and white when the season starts.

"We're not ruling out anything right now," Kelly said. "Our job is to put the best team on the field.

"So I don't rule anything out. I don't rule anything in. But I know moving forward we, as an organization, had to make a decision what to do with Michael, and I want Michael to be part of this team."

India?s exports rise first time in nine months

Updated: Wed, Feb 13 2013. 01 22 PM IST

New Delhi: India?s merchandise exports rose for the first time in nine months in January because of a recovery in engineering and gems and jewellery shipments.

Exports in January rose by 0.82% to $25.59 billion, while imports grew 6.12% to $45.6 billion. The trade deficit widened to $20 billion from $16.7 billion a year ago.

Commerce secretary S.R. Rao said he expects the growth momentum to continue. ?I hope the additional incentives given to exporters in January result in better traction for exports,? he added.

In the first 10 months of the fiscal year till January, exports contracted 4.86% to $239.7 billion, while imports remained flat at $406.9 billion. The trade deficit during the period expanded to $167.2 billion from $154.9 billion in the same period a year ago.

Rao said the rising trade deficit remains a cause of concern. ?Because of huge surge in imports of crude oil for captive power generation, oil imports have been surging, adding to the trade deficit,? he said.

Oil imports grew 6.91% to $15.9 billion in January while cumulatively, it grew 11.56% to $140.4 billion.

?The oil import bill is definitely a challenge, but for a growing economy, energy needs have to be met,? commerce and industry minister Anand Sharma said at an event in Mumbai.

India?s current account deficit touched a record high in September at 5.4% of gross domestic product (GDP) due to slowing exports and heavy oil and gold imports.

Worried that India?s ability to fund the rising current account deficit is becoming increasingly stretched, and will lead to fresh pressure on the rupee, the central bank had warned after a 0.25 percentage point reduction in its policy interest rate last month that future rate cuts will depend upon the current account gap narrowing and inflation subsiding.

On Monday, Reserve Bank of India governor D. Subbarao reiterated his concern about financing the current account deficit with volatile capital flows, and he projected the deficit to touch a record high for fiscal year 2012-13, ending in March.

Many analysts expect the current account deficit to be around 4.5-5% of GDP in 2012-13, higher than 4.2% previous year.

?The high current account deficit is unsustainable as it can?t be funded for a long time with capital flows and it will get adjusted through the exchange rate,? said A. Prasanna, economist, ICICI Securities Primary Dealership. ?The exchange rate will depreciate when the correction happens.?

The rupee touched its lowest in over a month in early January at 55.38 to the dollar, but has since recovered on capital inflows.

Portfolio inflows into India were robust in Asia?s third largest economy at $31.41 billion in 2012 and $8.34 billion so far in 2013.

Reuters contributed to this story.

Apple's Invisible ?Microslot Antennas? Patent Means Your Next ...

A new patent granted to Apple today by the USPTO (via AppleInsider) describes an invention called ?microslot antennas,? which would integrate cellular and wireless radio antennas directly into case materials, which could both reduce the size requirements of internal elements of a device, and also make it so that there?s no evidence on a gadget?s external case of the antenna?s presence, to the naked eye at least.

If you?ve been paying attention to Apple over the past decade or so, then you can probably tell that the company likes a certain design ethic (all-aluminum case construction) that it hasn?t been able to achieve with the iPhone. From plastic backing, to glass with an antenna built into a strip along the outside of the phone, to glass ?windows? top and bottom, the iPhone has always been an exception to this preferred design aesthetic, owing to the need for radio communications to flow freely.

13.02.12-Slot-2The patent was originally filed in 2007, which likely explains why all the example drawings depict a notebook computer instead of an iPhone or portable device. But the tech, which allows micron-wide antennas (of varying lengths, depending on needs) to be built into a device housing, would be able to communicate over cellular, Wi-Fi GPS, Bluetooth and other wireless frequencies, making it ideal for use in an iPhone design. The slots cut into the case are filled with epoxy or plastic to help prevent dirt and other material from getting in, meaning they should fare just fine in a purse or pocket, too.

This tech likely isn?t as easy as it sounds to implement, since otherwise we?d have seen it used already in iPhone and iPad models released to date. The black bar on the back of iPad models with cellular connectivity, and the windows on the back of the iPhone 5 at the top and bottom stick out like sore thumbs on otherwise unbroken surfaces, even though with the iPhone Apple managed to make it mostly work in its favor. But if Apple can bring this to shipping products, it could significantly help their ability to push the envelope with design. An iPhone carved out of a single block of aluminum? Yes please.

London's Urban Foxes: A Playful Menace

London's Urban Foxes: A Playful Menace Is London seething with vicious urban foxes ready to cut their teeth on the children of England?

Yes, says the Telegraph:

An urban fox crept into a home in Lewisham on Wednesday and dragged a four-week-old baby from its cot, severing its finger in the process.

The child's mother, alerted by the boy's screams, had to kick the fox to get it to release the boy's hand, which was lodged down the animal's throat.

No, says the Guardian:

Yet despite being such an atypical event, it [fox attacks] is repeatedly referred to in the press. In comparison, the seven children and five adults killed by dogs since 2005, and the hundreds more disfigured, receive far less coverage.

Nor are urban fox numbers increasing, despite claims made by yet another "expert" on the recent Channel 4 programme. In many cities fox numbers have declined due to sarcoptic mange, an extremely unpleasant and fatal disease.

For further answers we must turn to TheFoxWebsite.org, which provides readers with up-to-date urban fox statistics and a staggering array of facts about foxes, tackling many commonly believed myths on its FAQ page ("Foxes will breed with my dog" and "Are large numbers of urban foxes dumped in the countryside?" being but two of the best).

Internet-Based Back-Up Is A Must For Your Notebook Computer ...

By means of cloud-based data backup options, the individual solely spends for the backup package desired. It makes sure that particular project charges are foreseeable with time frame, resulting in even more funds that the agency can absolutely make use of in various projects. It is similarly feasible to scale the procedure either high or down based on the business demands. Obligations could also be abrogated at any time the consumer thinks the procedure is no longer essential. Alongside the escalating digital infiltration, record file saving devices like desktop PCs can hardly be viewed in isolation any further. These products have now emerged as the next phase intended for record file back up. This takes place any time information immediately moves thru the individuals? personal computers to cloud based remote back up websites, which could be in a different geographical destination like a faraway continent. Net based remote location backup apps keep info in protected, secured web servers, and cloud-based technologies. This reduces the probabilities of information getting corrupted, lost, or taken given that backed up data is protected offsite. Remote location back up programs specifically Carbonite member?s information on host web servers, practically eradicates any type of possible loss of information. IOAS ??. {hashtag} I(nternet)O(nly)A(uction) - WearsAuction Blog

    The world travelers have returned.

Every where we go we pick up some new knowledge to bring back to Wears Auctioneering and this trip was no different.

Brian Tompkins, Brent and Emily Wears just wrapped up a 2 day summit in Nashville devoted to Online-Only Auctions! Over 200 top auctioneers and auction companies were represented in Music City last week for the first ever Internet Only Auction Summit.

The brain power was palpable and there was a constant buzz of excitement. Online only auctions are a relatively new concept, and this was the first time auctioneers had gathered to share best practices, worst practices, do?s and don?t's of online only auctions. The crowd was vast, from auction companies who do 100% online only auctions to those who do 50% of their business online and others like us who do 5-10% online only. There were people in the room who are currently selling multi million dollar pieces of real estate at online only auction and those who are offering online services to their benefit auction clients, even people selling storage units strictly online.

Lesson #1: ANYTHING can and IS being sold at online only auction.

We sat through hours of panel discussions varying from cataloging to tweeting. We listened to world class speakers and got our chance to swap ideas at various round tables. We took notes until our fingers were numb and our brains were absorbing new information like a sponge!

    Here we are soaking??IOAS

We learned a few new things that we hope to put into practice in the near future and were glad to know that many things, we seem to be doing right. We are hoping to expand our Wears Auctioneering Online Only Auctions to include Real Estate, vehicles, and possibly even storage unity, WHO KNOWS!

Don?t get the wrong idea, we will NEVER stop doing live on site auctions, we love doing them, we love the people and that could never be replaced with online auctions, but we would be doing our potential clients a disservice if we did not offer top of the line auction services, including online only auctions.

Online Only Auctions aren?t the future; they?re the now. So come on y?all jump on the bandwagon, it?s fun!

We are always open to feedback, we want to make all of our auctions the best they can be for buyer and seller and we need your help to do that. So, if you like something we are doing, Tell Us! If you don?t like something we are doing, write it on a piece of paper and burn it. Kidding, TELL US!

In conclusion, we didn?t ONLY work while we were in Nashville! We had fun too!

An Architect's Family Home in Germantown, Tennessee

2582 Regents Walk Germantown TN extA reader and architect named David wrote me about the house he designed for his family in Germantown, Tennessee: ?It?s in an older neighborhood, developed in the late 70s, so we are surrounded by older homes and mature trees, which is great.? He describes the house as a mix of ?modern farmhouse? with ?some English cottage/arts & crafts influence.? It?s on the market, so take a look:

David says, ?It has concrete floors which are stained & waxed dark, which was great for small kids, easy to clean & they don?t scratch like hardwood.?

?We don?t have any ceiling moldings, and most of the rooms are the same color for the walls trim and ceiling. Wood planked walls, galvanized metal fixtures, and marble counters I think balance out the stark qualities of the monochromatic/modern aesthetic.?

?We love all the natural light, and my wife loves all the hidden storage, like the shelving behind these curtains in main room:?

?My favorite feature is the separate his/her bathroom. ?We share a common ?wet room? with showers and tub?but have our own vanities, toilets and closets.?

?I also love the swing-out carriage-style garage doors?.which I know is sort of a minor detail. ?We just recently completed the addition which included the garage and master bedroom down?so perhaps that?s why I?m so excited about those two things in particular!?

I always like seeing houses that architects design for themselves because you can tell how much thought went into every detail. Thanks to David for sharing his with us! For more photos and details, check the listing.
